Luxury Duplex Kyle Bay

Jaypec delivered a high end, architecturally detailed duplex positioned along a prime waterfront setting. The project combined structural complexity with premium finishes, including full-height glazing, custom joinery, stone features, landscaped terraces and seamless indoor–outdoor living spaces designed to maximise water views.

Built on a constrained site with challenging access, the project required precise planning, staging and coordination of all trades. Jaypec managed the entire process from structure through to final detail, ensuring quality control, programme management and uncompromised workmanship across both residences.

The completed duplex offers a refined coastal living experience, combining luxury, functionality and timeless design with the natural beauty of its waterfront location. The challenging 11m ridged level variance kept our team on their toes but in the end we delivered a masterpiece.
